Asset Based Lending Hits 10,000 Projects as Portfolio Tops $1 Billion

Jersey City-based Asset Based Lending has officially crossed the threshold of 10,000 funded real estate projects, a milestone arriving as the private lender reports its strongest quarterly performance to date. The firm now manages over $1 billion in loans, fueled by a surge in demand for residential transitional financing.

Since its inception in 2010, the company has deployed more than $4.4 billion across 43 states, focusing on bridge, fix-and-flip, and ground-up construction loans. This growth trajectory accelerated sharply during the second quarter, where funding volume jumped 20% above previous peaks. Residential transitional lending alone saw a 65% year-over-year increase, signaling a robust appetite for renovation and development capital despite broader market constraints.

CEO Kevin Rodman emphasized that the volume reflects the underlying activity of investors navigating supply-constrained housing markets. To support this scale, the firm has overhauled its internal infrastructure, now processing nearly 800 draws monthly with turnaround times as short as 24 hours. The company has further insulated its lending capacity through three securitizations totaling over $500 million, ensuring capital availability for repeat borrowers who account for more than half of its total client base.
